FREQUENTLY ASKED QUESTIONS
Your Questions, Answered
Everything you need to know about working with Miami First Remodeling.
How much does a kitchen remodel cost in Miami?
A typical Miami kitchen remodel ranges from $25,000 for cabinet refacing and surface updates up to $85,000+ for a full gut-and-replace with custom cabinetry, quartz countertops, and high-end appliances. Mid-range remodels — new semi-custom cabinets, quartz, tile floor, lighting, electrical — usually land between $40,000 and $65,000. Your Personal Project Manager provides a line-item estimate after the free in-home consultation, including permits, hurricane-code work where applicable, and a contingency line.
How much does a bathroom remodel cost in Miami?
A standard Miami bathroom remodel runs $12,000–$22,000 for a guest or hall bath (3–5 weeks); a master bath with walk-in shower, double vanity, premium tile and full plumbing relocation typically falls between $25,000 and $45,000. Tub-to-shower conversions can start around $8,000 if the footprint stays. Final pricing depends on tile selection, plumbing rerouting, and any structural work — your PM walks through every line on the estimate before you sign.
How much does a home addition cost in Miami?
Room additions in Miami-Dade and Broward typically run $250–$400 per square foot for a finished, permitted, code-compliant build, depending on what’s inside (bedroom vs. kitchen vs. master suite) and whether structural changes (foundation, roof tie-in, second story) are required. Sunroom and patio enclosures start lower — $150–$250 per sq ft. We provide a fixed per-square-foot range during the free consultation, then a line-item estimate after the site visit.
How long does a kitchen or bathroom remodel take?
A standard bathroom remodel typically takes 3–5 weeks; a full kitchen renovation runs 6–10 weeks from demo to final walkthrough. Room additions and second-story builds typically run 4–6 months including permit time. Your Project Manager provides a detailed week-by-week schedule before work begins and updates it daily as the project progresses.
What’s the free estimate process?
Three steps: (1) you book a free in-home consultation — usually same-day or next-day. (2) Your Personal PM measures, walks the space, listens to the brief, and discusses materials. (3) Within a few business days you receive a written, line-item estimate that includes permits, materials, labor, and a contingency line. No deposit is required to receive the estimate. There is no obligation to proceed.
Will I have a dedicated Project Manager?
Yes — every project is assigned a dedicated Personal Project Manager from our four senior PMs (Eduardo, Zack, Juan, or Fabricio). Your PM is your single point of contact from the first walkthrough to the final follow-up visit, provides daily updates, and coordinates designers, subcontractors, inspectors, and our in-house production team. You are never handed off to a third party.
Do you handle all permits and inspections?
Yes. Miami First Remodeling pulls every permit, coordinates with city inspectors across Miami-Dade, Broward, and Palm Beach building departments, and manages the entire permitting process under license CGC1530409. Our in-house Permit Specialist, Kiana Ramirez, files and tracks every application — from initial submittal through final inspection. For HOAs and condo associations, we also prepare the architectural review packet on your behalf.
Are you licensed and insured?
Miami First Remodeling holds an active Florida Certified General Contractor license — CGC1530409 — verifiable at the Florida DBPR. We carry general liability insurance, workers’ compensation, and a contractor’s bond. A Certificate of Insurance and bond confirmation are available on request before contract signing.
What kind of warranty do you offer?
Workmanship is covered under our written contract for a defined period (typically 1 year after final inspection for labor). Materials and appliances carry the manufacturer’s warranty — we register every product on your behalf and hand over documentation at the final walkthrough. Specific terms are stated in the contract before you sign.
Do you work to Miami-Dade hurricane code?
Yes. All exterior work — impact windows, doors, metal roofing — is installed to Miami-Dade Notice of Acceptance (NOA) standards. NOA documentation is provided at project closeout for your insurance file. This is required code in Miami-Dade County and recommended in Broward and Palm Beach.
Do you offer financing?
Yes. We work with HFS Financial to offer flexible financing for kitchen remodels, bathroom renovations, room additions, and full-home remodels — terms typically up to 15 years, fixed-rate, no prepayment penalty. Pre-qualification is soft-pull (no impact to credit) and takes about 60 seconds. Ask your Personal PM during the free in-home consultation.
What areas do you serve?
Miami First Remodeling serves Miami-Dade, Broward, and Palm Beach counties from our Dania Beach office at 29 S Federal Hwy, Unit B. We regularly work in Miami, Brickell, Coral Gables, Coconut Grove, Doral, Hialeah, Miami Beach, Fort Lauderdale, Hollywood, Pembroke Pines, Weston, Boca Raton, Wellington, and West Palm Beach. Call (786) 600-2644 to confirm coverage in your specific city.
How can I verify your reviews and project history?
Three independent sources: (a) Google Business — verified business with homeowner reviews; (b) BBB.org — A+ rating, accredited since March 2023; (c) BuildZoom — Top 7% of Florida contractors with full public permit history. Additional reviews on Houzz (5.0★), HomeAdvisor (5.0★), and Remodelmate (4.7★, 36 reviews).
