What's in a Miami kitchen remodel — shown, not listed

Six scopes under one permit and one project manager. Open any panel to see what's inside — every line is in your written contract before demo begins.

01
Cabinetry

Cabinetry

Plywood-box semi-custom and full-custom cabinetry, built to your dimensions and installed by experienced lead carpenters. Soft-close, salt-air-rated hardware comes standard. Choose from Shaker, flat-panel, frameless European, raised-panel traditional, and other door styles and finishes. Every kitchen is templated after demolition so the cabinetry is built to the actual dimensions of your space, not standard box sizes.

02
Counters & Backsplash

Counters & Backsplash

Quartz, porcelain slab, marble, granite, and waterfall edges. We template after cabinets are set, fabricate in-house, and install within the same week. Backsplash tile set by the same crew — ceramic, glass mosaic, or large-format porcelain matched to the counter profile.

03
Plumbing Rework

Plumbing Rework

Sink relocation, new supply and drain lines, dishwasher rough-in, pot-filler prep. All permitted and inspected by Miami-Dade or Broward building department. Older homes in Coral Gables, Miami Shores, and the Roads often hide galvanized supply lines — we open the wall, show you what's there, and price the honest fix.

04
Electrical & Lighting

Electrical & Lighting

Panel upgrade assessment, dedicated circuits for all major appliances, under-cabinet LED, recessed cans, range hood circuit, and dimmers where they earn their keep. All permitted and inspected — electrical that passes final inspection without callbacks is the standard on every kitchen project we take.

05
Flooring & Tile

Flooring & Tile

Large-format porcelain, hardwood, or LVP — matched to your existing floors or a complete new start. Installed by our tile crew after cabinet set. In South Florida's humidity, porcelain and LVP outperform wood in kitchen environments — we give you an honest recommendation based on your home, not a margin preference.

06
Permits & Hand-Off

Permits & Hand-Off

We pull every required permit in Miami-Dade, Broward, or Palm Beach County. You don't visit a building department. Final inspection attended by your project manager. You receive a closed permit and Certificate of Completion in your project binder. We come back at 365 days to re-caulk, adjust doors, and confirm everything is still right — standard, no request needed.

Homeowner's guide to kitchen remodeling in Miami

A kitchen remodel is the biggest single renovation most Miami homeowners ever do. It's also the one with the most variables — layout changes, plumbing relocation, permit complexity, cabinet lead times, countertop templating, appliance coordination — and the most opportunities for a contractor to cut corners you won't discover until month six. This guide covers what actually matters when you're planning a kitchen remodel in Miami: how to evaluate contractors, what Miami's building code requires, where the money really goes, and what separates a kitchen that holds up for twenty years from one that starts having problems in three.

What kitchen remodeling in Miami actually means

When you hire a kitchen contractor in Miami, you're not hiring a handyman who installs what you pick at the showroom. A licensed kitchen remodeling contractor pulls permits, coordinates trades, manages material lead times, and takes legal responsibility for the finished product under Florida's contractor licensing law. Miami-Dade and Broward County both require permits for kitchen work that involves plumbing relocation, electrical panel upgrades, or structural changes. An unpermitted kitchen remodel shows up in the permit history every real estate attorney pulls before closing. We pull every permit. We attend every inspection. You get a closed permit on record.

What South Florida's climate does to a kitchen

Miami runs above 70% humidity for most of the year. Salt air reaches further inland than most homeowners expect — if you're within five miles of the coast, it's a factor in your material choices. Particleboard cabinet boxes swell and delaminate in Miami's humidity within a few years. We build with plywood-box cabinetry — full plywood on the sides, back, and shelves. Salt-air-rated soft-close hinges and drawer glides instead of standard interior hardware. Range hood ducted to the exterior through a properly sealed penetration, not recirculating into the kitchen.

Kitchen and bath remodeling — when to do both at once

If your kitchen and bathrooms are both dated, doing them together under one kitchen and bath remodeling contract saves real money. One mobilization, one set of permits, one PM managing both scopes. The trades are already on site. For most Miami homes built in the 1970s–1990s, the plumbing and electrical that serves the kitchen feeds the adjacent bathrooms from the same chases. Opening those walls once — for both kitchen bath remodeling scopes — is far less disruptive and less expensive than doing each separately. We handle kitchen and bathroom remodel projects across Miami-Dade, Broward, and Palm Beach County as a single contract under FL CGC1530409.

Custom kitchen cabinets in Miami — what "custom" actually means

We specialize in semi-custom and full-custom kitchen cabinetry with plywood-box construction, tailored layouts, and a wide range of door styles, finishes, and configurations. For most Miami kitchen remodels, semi-custom cabinetry offers an effective balance of design flexibility, quality, timeline, and cost, while full-custom cabinetry gives us complete freedom for more complex spaces and highly specific design requirements. Two-tone combinations — including white or cream uppers with navy, forest green, or charcoal lowers — continue to be a popular choice.

The most-requested cabinet configuration right now: white Shaker uppers, navy or forest green lowers, with quartz counters and a white or light gray subway tile backsplash. For contemporary builds, flat-panel frameless in matte white or greige with integrated pulls and waterfall quartz island. Modern kitchen cabinets in Miami require marine-grade or moisture-resistant construction — not IKEA-grade particleboard — to hold up in South Florida's humidity. Kitchen cabinets in Miami FL are not the same category as a dry climate cabinet install.

What a kitchen remodel costs in Miami

Entry-level refresh (semi-custom cabinets, quartz counters, existing layout, no plumbing move): $20,000–$30,000.

Mid-range gut remodel (full semi-custom cabinetry, layout adjustment, one plumbing relocation, new flooring, electrical updates): $30,000–$45,000.

High-end full renovation (full-custom cabinetry, natural stone slab, open-concept layout change): $45,000–$60,000.

Every project is a fixed line-item contract. What you sign is what you pay — no surprise invoices at the end.

Kitchen remodeling companies in Miami — how to choose

Every kitchen remodeling company in Miami will show you a portfolio and give you a price. The questions that separate a licensed general contractor from a cabinet installer with a truck are: Do they pull permits — or do they ask you to pull them yourself? Are their carpenters employees or rotating subs? Do they give a fixed price or a "ballpark"? Do they carry $2M in general liability? Is their FL CGC license active? We make every one of these verifiable — the DBPR registry, the BBB profile, the COI — all linked in the "boring stuff" section below.

Permits in Miami-Dade, Broward, and Palm Beach County

The permit process for a kitchen remodel typically runs 3–6 weeks from submittal to approval. We handle the application, coordinate with plan review, respond to reviewer comments, and schedule all inspections. You don't visit a building department. At closeout, you receive a Certificate of Completion.

Who does the work

Gil Rukchin founded Miami First Remodeling in 2006 and has 30+ years of personal experience in residential construction in South Florida. Every kitchen remodel is assigned a named senior project manager — Atalia and the PM team manage day-to-day coordination, daily site photos, and all client communication. The carpenters, tile setters, and finish crew are our employees, not subcontractors called in at the last minute.

Kitchen remodeling Miami Beach, Coral Gables, and across South Florida

We complete kitchen renovations throughout all of Miami-Dade, Broward, and Palm Beach County. Kitchen remodeling in Miami Beach — high-rise condos with HOA documentation, elevator scheduling, and noise-window compliance all managed. Single-family kitchen renovations in Coral Gables, Pinecrest, Kendall, and North Miami where plumbing surprises are most common. Miami kitchen remodeling in condo gut remodels in Brickell, Edgewater, and Aventura. Fort Lauderdale, Hollywood, Dania Beach, West Palm Beach, and Boca Raton within our regular service area under FL CGC1530409.

How a kitchen remodel actually gets built here

Four to six weeks on site, roughly a week per stage — plus the two to four weeks the cabinets take to arrive before we start. Every stage is written into the contract, and we don't move to the next one until you sign off on the previous.

Stage 01
Before we start
Design & Cabinet Order
Layout, finishes and the line-item fixed price are signed off first, then the cabinets go on order — they take two to four weeks to arrive. The permit for any plumbing, electrical or structural work is filed in the same window, so the build starts when the material lands, not when the paperwork clears.
Stage 02
Week 1
Demo, Rough Plumbing & Electric
Plastic-walled containment goes up and the old kitchen comes out. Plumbing and electrical are re-run inside open walls and inspected on permit. Daily site photos from the first swing.
Stage 03
Week 2
Drywall & Wall Prep
Walls closed, drywall finished, surfaces prepped flat and square. Cabinets only hang straight on walls that are straight — this is the week that decides whether the doors line up.
Stage 04
Week 3
Cabinet Install
Cabinets set, levelled and scribed to the wall, doors and drawers aligned and adjusted. Installed by our own carpenters, not a sub crew that shows up for a day.
Stage 05
Week 4
Countertop Install
Counters are templated on the cabinets as installed — never off the drawing — then fabricated, set, seamed and sealed.
Stage 06
Week 5
Backsplash, Tile & Finish
Backsplash and tile, outlets and switches, trim, paint touch-up. Punch list closed before the walk-through, and we come back at day 365 to re-caulk, adjust and confirm.

Miami First Remodeling was so easy to work with. They have a project manager, designer, supervisors, field crew, and a showroom, so everything was organized and simple. Before this, I used handymen for my projects and I will never do that again. Working with a real remodeling company made a huge difference. I love my two new bathrooms and I am very happy with the work.

Selling our house and my realtor said we'd get 40k more if we refreshed the entry, kitchen, and primary bath. Miami First scoped it fast, we prioritized the highest-ROI items, and they finished in 5 weeks. House sold in 6 days for over asking. Best money we spent on the sale.

Converted our detached garage into a mother-in-law suite for my dad. Full kitchenette, bathroom, closet, split HVAC. Juan mapped out the permits, engineering, and inspections upfront so we knew what we were walking into. Nothing surprised us at closeout. My dad has his independence back and we sleep better knowing he's on the property.

The work was on time and professional, and they really cared about the details. Looking forward to start remodeling my bathroom as well very soon!

Kitchen remodeling questions, answered straight

The questions we hear most often during the first consult. If yours isn't here, Gil himself reads every form submission.

Four to six weeks on site, roughly a week per stage. Before that, the cabinets take two to four weeks to arrive and the permit for any plumbing, electrical or structural work is filed in the same window. End-to-end, plan on six to ten weeks from signed contract to hand-off.

No — and any contractor who says otherwise is cutting containment corners. We build a plastic-walled barrier from demo day. Your kitchen is out of service from demo to commissioning. Most clients set up a microwave and coffee station in another room.

Yes. We file every permit in Miami-Dade, Broward, or Palm Beach County. We attend every inspection. You receive the Certificate of Completion when the permit closes. You never visit a building department — that's the standard here, not an upgrade.

Yes — and it's usually the smarter move. Kitchen and bath remodeling under one contract means one mobilization, one set of permits, one PM. The trades share access, the permits cover both scopes, and the total cost is lower than running two separate projects. We handle kitchen bathroom remodel packages throughout Miami-Dade, Broward, and Palm Beach County.

We sequence the project so appliance delivery is not on the critical path. Cabinets, counters, tile, and electrical rough-in all happen before appliances are needed. If there's a delay, we coordinate the final hook-up separately and don't hold your punch list or final payment hostage.

Design consultation is included — the layout and cabinet selection for a standard kitchen cost you nothing. A design fee applies only where the project needs full custom selections or a structural change such as removing a wall, and you get that number in writing before any of it starts.

Every line item: demo, containment, cabinets, counters, backsplash, all plumbing rough and finish, all electrical rough and finish, flooring, painting, permits, inspections, and the one-year check. Appliances are purchased by you separately. Items discovered behind walls that could not be anticipated are priced in writing with your sign-off before any work begins.

Yes. HOA documentation, elevator scheduling, noise-window compliance, and building management coordination are standard. We've worked in buildings across Miami Beach, Brickell, Edgewater, and Aventura.
