Homeowner's guide to impact windows in Miami

Impact windows are the single most common large-ticket upgrade Miami-Dade homeowners make — and the one with the most misinformation in the contractor market. NOA requirements, design pressure ratings, fastening schedules, and wind mitigation documentation all matter, and all of them are where corners get cut by contractors who know homeowners can't easily verify what was done.

What Miami-Dade actually requires

Miami-Dade County sits in the High Velocity Hurricane Zone — the most stringent wind-load jurisdiction in the continental U.S. Every window and exterior door installed in Miami-Dade must carry a valid Notice of Acceptance. Installing a product without a valid NOA is a code violation and will fail inspection. We install only NOA-approved products and include the NOA documentation in every permit submittal.

Hurricane impact windows and doors — what you're actually buying

Impact glass is a laminated assembly: two or more panes bonded to a polyvinyl butyral interlayer. When struck by wind-borne debris, the outer pane may crack but the interlayer holds the assembly together — maintaining the weather barrier through a storm event. Hurricane windows and doors tested to Miami-Dade NOA requirements are subjected to large-missile impact testing, cyclic pressure testing simulating hurricane-force winds, and water infiltration testing. The NOA number on the product is evidence that it passed all three.

The permitting process — why it adds time and why it matters

All window replacements in Miami-Dade require a building permit. The submittal includes the NOA documentation, a window schedule showing each opening's design pressure requirement. Plan review in Miami-Dade typically runs 2–4 weeks. The permit triggers a licensed inspection of the installation and creates a closed permit record in your property's history. Unpermitted windows are a defect. We pull every permit under CGC1530409.

Impact window replacement cost Miami — what drives the number

  • Vinyl single-hung — priced per square foot: $3–$5/sq ft for the material plus $3.50/sq ft installation
  • Aluminum single-hung (30"×48"): $1,000–$1,500 installed
  • Impact sliding glass door (6 ft): $2,500–$5,000 installed
  • Impact entry door (single): $2,000–$4,500 installed
  • Full home replacement (15–25 openings): $20,000–$50,000+

Every project is a fixed line-item contract. What you sign is what you pay.

What the schedule looks like, step by step

  • Measure & specify — 1–2 days on site: every opening measured, design pressure and NOA product selected.
  • Permit — 2–4 weeks for plan review in Miami-Dade.
  • Product order — 4–8 weeks lead time from the manufacturer.
  • Installation — 5–7 days for a typical whole-home replacement.
  • Inspection & documents — 1–3 days: inspection walked, permit closed, wind-mitigation package handed over.

Signed contract to installed windows: 10–18 weeks in total.

Wind mitigation and the insurance discount

Most South Florida homeowner's insurance carriers offer meaningful premium reductions for homes with Miami-Dade NOA-approved impact windows and doors on all openings. We provide the complete documentation package at project closeout.

Impact windows Miami-Dade, Miami Beach, and across South Florida

We install impact windows and doors throughout Miami-Dade, Broward, and Palm Beach County. Impact windows in Miami-Dade — every product NOA-verified for the specific design pressure of your location. Impact windows in Miami Beach high-rise condos — HOA documentation, elevator scheduling, noise-window compliance all managed. Impact window installation in Miami Lakes, Kendall, Coral Gables, North Miami, Fort Lauderdale, Hollywood, and West Palm Beach under FL CGC1530409.

Frame types — vinyl vs. aluminum impact windows

  • Vinyl — Most cost-effective. Good thermal performance. Does not require painting. Best choice for most residential applications in Miami-Dade.
  • Aluminum — Standard in mid-to-high-end South Florida residential. More dimensionally stable over time. Requires a thermal break in coastal applications.

All frame types can carry Miami-Dade NOA approval. Frame material does not determine code compliance — the NOA does.

Miami First Remodeling was so easy to work with. They have a project manager, designer, supervisors, field crew, and a showroom, so everything was organized and simple. Before this, I used handymen for my projects and I will never do that again. Working with a real remodeling company made a huge difference. I love my two new bathrooms and I am very happy with the work.

Selling our house and my realtor said we'd get 40k more if we refreshed the entry, kitchen, and primary bath. Miami First scoped it fast, we prioritized the highest-ROI items, and they finished in 5 weeks. House sold in 6 days for over asking. Best money we spent on the sale.

Converted our detached garage into a mother-in-law suite for my dad. Full kitchenette, bathroom, closet, split HVAC. Juan mapped out the permits, engineering, and inspections upfront so we knew what we were walking into. Nothing surprised us at closeout. My dad has his independence back and we sleep better knowing he's on the property.

The work was on time and professional, and they really cared about the details. Looking forward to start remodeling my bathroom as well very soon!

In most cases, yes — meaningfully. Miami-Dade NOA-approved impact windows and doors on every opening can significantly reduce a homeowner's insurance premium; your carrier sets the actual credit off the wind-mitigation report. We provide the full documentation package at closeout.

They are the same product. Hurricane impact windows and doors, impact glass, impact windows — all refer to NOA-approved laminated glass systems. What matters is the NOA number and design pressure rating.

Yes. HOA documentation, building management coordination, elevator scheduling, and noise-window compliance are all standard parts of our condo process.

Vinyl is more cost-effective. Aluminum is more dimensionally stable. Both can carry Miami-Dade NOA approval.
